Three projects taking place within a few miles of each other add up to a lot of new retail, residential and rehab being built between west Crown Hill and Applewood.
It’s getting hard to find places in the metro area not under some type of construction. The west side of town is no exception. Here’s the latest progress report.
Gold’s Marketplace
The neighborhood shopping plaza at the corner of 26th Avenue and Kipling Street is in the first phase of redevelopment. Chris Haugen, President of White Construction Group, the firm doing the work, says the bulk of what’s happening now is site infrastructure upgrades, with utilities, landscaping, curb and gutter improvements, sidewalks and street lighting taking center stage. Haugen says these improvements should be completed by January, when the next stage of the rehab — external work on the building — will get underway. He thinks the property will soon be a landmark spot for the community to gather at the south entrance to Wheat Ridge.
Developer Adam Radcliffe, Principal and Founder of Outpost Investments, whose company recently acquired the property, said he’ll be making exciting announcements regarding the future of the center in January. In the meantime, their website includes artist’s renderings of a vibrant, modern structure that blends in with the area’s mid-century ethos and a description referencing quality design and thoughtful architectural enhancements.And for those still smarting over the closure of Paramount Bowl, take heart. Shopping, eating, drinking and bowling are all on the new Gold’s Marketplace agenda.
Clear Creek Crossing
Nestled into the northeast border of the Applewood community, Clear Creek Crossing is planned to be a 110-acre mixed use development anchored by a 26-acre SLC Health campus. According their website, when complete, Clear Creek Crossing will include restaurants, shopping, apartments, hotels, recreation and public spaces. The development is a public-private partnership with transportation infrastructure and improved access to the area constructed by a private company for Longs Peak Metropolitan District and managed by Evergreen Development with oversight by CDOT.The first phase added I-70 westbound ramps at Clear Creek Drive, just north of 32nd Avenue. A Kum & Go fuel and convenience store is currently under construction. Outlook Clear Creek, a 310-unit luxury apartment community, Harvest Village, a retail and restaurant development and Foothills Credit Union have also been announced as tenants of Clear Creek Crossing.
Applewood Village
Just a few blocks south, Applewood Village, a luxury townhome community is set to hit the market in 2021. The project bills itself as an urban community development of gorgeous townhome/villas and “A thoughtfully planned community within a community.”
The website of the listing agent, Byron Horvath says the units will offer private rooftop decks, foothill views and electric car charging stations in the garages. A site rendering shows 31 units are currently planned for the development and pre-construction pricing for the first phase of development ranges between $569,000 and $614,000.
